We bought our first rental property in the US at around $51,000. 

It was a 3 Bedroom, 1 Bathroom landed property, also known as a Single Family Home in the US.

It was initially listed for $88,000. After rounds of tough and nerve wrecking negotiations, we managed to get it down to $51,000 because the property was in need of serious renovation.
Spending close to $30,000 in renovation, our all-in cost was ~$80,000. 

After the renovation, because the property is now much more livable and aesthetically pleasing, it was appraised at ~$140,000!

We took out a loan of $70,000 from this property's equity.

So while our initial capital was $80,000 , factoring a $70,000 loan, this means that we only have ~$10,000 of invested capital. 

Talk about being affordable!

Here are some numbers on this property:

1. Monthly Rent: $1,127 

2. Monthly Mortgage. other expenses & allotment of contingencies: $955

3. Annual Passive Income (Monthly): $2,064/ year ($172/ month)

4. Net Rental Yield: 17%

That's almost $2,000 passive income on $10,000 capital!

PLUS, we took the $70,000 loan and bought our next rental property - which generates another $12,000 of annual passive income.
